MAIR Group announces redevelopment and expansion of Mall of Al Ain
MAIR Group PJSC has announced a major redevelopment and expansion of Mall of Al Ain through its commercial real estate subsidiary, Makani Real Estate, marking the company's first significant investment in the shopping destination since acquiring it in 2024.
Scheduled ahead of the mall's 25th anniversary, the project will introduce extensive upgrades across retail, dining, entertainment, and public spaces, while adding hotel services to strengthen the mall's position as one of Al Ain's leading lifestyle destinations.
One of the redevelopment's key highlights is the complete transformation of the mall's exterior façade, alongside the expansion and relocation of its existing ice rink. Once completed, the upgraded facility is expected to become one of the largest ice rinks in Al Ain, increasing to nearly three times its current size and serving as the centrepiece of an expanded family entertainment offering.
The project will also modernise retail and food and beverage areas, improve accessibility, enhance customer circulation, and upgrade seating, lighting, and public spaces to create a more seamless and contemporary visitor experience.
As part of the expansion, the mall will introduce hospitality services, with hotel facilities designed to attract additional visitors while supporting the continued growth of Al Ain's tourism and business sectors.
Nehayan Hamad Alameri, Managing Director and Group CEO of MAIR Group, said the redevelopment reflects the company's confidence in Al Ain's long-term growth.
"Mall of Al Ain has served generations of residents and visitors for more than two decades and remains an important destination within Al Ain's retail landscape. This redevelopment reflects our commitment to investing in high-quality assets that create lasting value for customers, tenants, shareholders, and the wider community," he said.
According to the company, the redevelopment aligns with MAIR Group's broader investment strategy in retail and commercial real estate, while reinforcing Makani Real Estate's role in enhancing asset quality, improving customer experiences, and delivering sustainable long-term value.
Haisam Sleiman, Chief Executive Officer of Makani Real Estate, said the project is intended to modernise the destination while preserving its importance to the local community.
"Mall of Al Ain has always been more than a retail destination. Our objective is to introduce enhanced retail, dining, and entertainment experiences while ensuring the mall continues to meet the evolving needs of customers and tenants for many years to come," he said.
Construction is scheduled to begin in the fourth quarter of 2026 and will be carried out in phases, allowing Mall of Al Ain to remain fully operational throughout the redevelopment.
Once completed, the upgraded destination will feature an expanded mix of shopping, restaurants, hospitality, and family entertainment, further strengthening its role as one of Al Ain's premier retail and lifestyle hubs.
