Dubai's Off-Plan Market Raises the Bar for Next-Generation Luxury Developments: MERED

Dubai's off-plan property market continued its strong momentum in the first half of 2026, accounting for 71 per cent of all real estate transactions, as developers increasingly focus on delivering landmark luxury projects with world-class design and long-term investment value.

According to an analysis by MERED, Dubai recorded 87,800 real estate transactions worth AED 291.7 billion during the first six months of the year. The developer said the sustained demand for off-plan properties reflects investor confidence in the emirate's development pipeline, supported by a robust regulatory framework, expanding infrastructure, and Dubai's appeal as a global investment and lifestyle destination.

The market has also been supported by continued population growth, with around 121,000 new residents moving to Dubai during the first half of 2026, driving demand for residential properties.

MERED noted that the strength of the off-plan segment is reshaping the city's luxury real estate landscape, with developers placing greater emphasis on architectural excellence, internationally recognised design partnerships, and lifestyle-focused communities. More than 31,000 luxury residential units are expected to be delivered by 2030, representing around 8 per cent of Dubai's total new housing supply.

The report also highlighted continued growth in property values, with average residential prices rising 9 per cent during the first half of the year, reflecting sustained demand across multiple market segments.

Dubai's luxury property market also continued to set new benchmarks. The city recorded 296 home sales valued above $10 million during H1 2026, generating a combined $5.1 billion in sales. Transaction volumes increased 16 per cent compared to the same period last year, while total sales value rose 14 per cent, underlining strong international demand for premium residential assets.

Dubai also retained its position as the world's leading destination for branded residences, with 64 completed developments and another 87 projects currently in the pipeline. Branded properties in the emirate command an average 64 per cent price premium over non-branded homes.

Michael Belton, Chief Executive Officer of MERED, said buyers in the off-plan market commit to projects before completion, making confidence in the developer's ability to deliver a critical factor.

"Off-plan property buyers commit before they can experience the finished product, so confidence must be earned through architectural quality, functionality and delivery credibility. As Dubai's off-plan market continues to expand, these are the qualities that will define the next generation of luxury residences and reinforce Dubai's position as one of the world's most desirable places to live and invest."

Belton added that MERED's ICONIC Residences Design by Pininfarina has been developed to meet the expectations of increasingly selective buyers by combining premium design with long-term value.

The 66-storey ultra-luxury residential tower, located in Dubai Internet City, has reached approximately 125 metres in height and Level 22 of construction. Scheduled for completion in the third quarter of 2027, the project features contributions from international firms including Pininfarina, Hirsch Bedner Associates, SERA Group, Currie & Brown, and Bond Interiors.

Positioned between Palm Jumeirah and Burj Al Arab, the development offers panoramic views of the Arabian Gulf and convenient access to key destinations including Dubai Harbour, Downtown Dubai, Bluewaters Island, Emirates Golf Club, and Sheikh Zayed Road.

MERED said the continued expansion of Dubai's off-plan sector, combined with growing international investment and a pipeline of architecturally distinctive developments, is expected to further strengthen the emirate's position among the world's leading real estate markets.
