GAF Property Unveils Flow 25 on Reem Island, Introducing a Nature-Inspired Residential Concept in Abu Dhabi

Emirati developer GAF Property has launched Flow 25, a new residential development on Reem Island that aims to redefine modern urban living through sustainability-focused design, integrated amenities, and architecture inspired by the UAE’s iconic Ghaf tree.

The project arrives as Abu Dhabi’s residential real estate sector continues to evolve, with developers increasingly focusing on lifestyle quality and long-term value rather than the scale of developments alone.

Drawing inspiration from the Ghaf tree, a symbol of resilience, balance, and environmental harmony, Flow 25 has been designed to create a living environment that responds to the local climate while promoting wellbeing and sustainable living. The development incorporates architectural elements intended to maximise natural light, improve spatial flow, and strengthen residents’ connection with outdoor spaces.

Commenting on the launch, Engineer Ashba Alghafli, Chief Executive Officer of GAF Property, said the UAE’s strong economic foundations and forward-looking leadership continue to support investor confidence and the growth of the real estate sector.

“The UAE, through its leadership vision and institutional approach, has demonstrated an advanced model in managing challenges and strengthening economic stability. This is directly reflected in the strength of the real estate market and investor confidence,” she said.

Alghafli noted that the concept behind Flow 25 extends beyond traditional residential development.

“Flow 25 represents an extension of this shift. We approached it not as a conventional residential development, but as a fully integrated living experience. Inspired by the Ghaf tree, we translated principles of balance and sustainability into practical design solutions, from how natural light enters and flows through spaces, to the creation of outdoor environments that can be used year-round,” she added.

A key feature of the development is its climate-responsive architecture, including built-in cooling systems integrated into outdoor furniture located on balconies and communal open-air areas. The innovation is designed to allow residents to enjoy outdoor living spaces comfortably throughout the year despite the region’s warm climate.

The boutique development comprises 104 residential units, including one-, two-, three-, and four-bedroom apartments, as well as exclusive sky villas and penthouses. The residences feature spacious layouts, smart home technology, and design elements focused on comfort and functionality.

Prices at Flow 25 start from approximately AED 1.79 million.

Residents will have access to a range of wellness and lifestyle amenities, including outdoor swimming pools, a rooftop yoga pavilion, a sky lounge, and a wellness centre featuring a sauna, steam room, and cold plunge facilities. The project also includes fitness facilities, landscaped terraces, and communal areas designed to encourage social interaction while maintaining privacy.

Strategically located on Reem Island, the development offers convenient access to Abu Dhabi’s major destinations, including Saadiyat Island, Yas Island, retail centres, cultural attractions, and business districts.

Alghafli said the company’s vision is to create communities that enhance residents’ quality of life rather than simply deliver residential buildings.
