Dubai Land Department Enhances Real Estate Transparency with AI-Powered Advertising Governance Platform

The Dubai Land Department (DLD) has released the first results of its AI-enabled Real Estate Advertising Governance Platform, introduced during GITEX 2024, reaffirming the emirate’s commitment to real estate transparency and digital innovation.

The smart platform, developed to regulate property listings across major portals like Property Finder, Dubizzle, and Bayut, has monitored over 279,000 advertisements to date. Remarkably, 29% of these ads were automatically modified by artificial intelligence to meet regulatory standards.

“These results reaffirm our ongoing commitment to advancing real estate market oversight through cutting-edge technology,” said Ali Abdullah Al Ali, Director of the Real Estate Control Department at DLD’s Real Estate Regulatory Agency. “Our AI platform enables accurate, real-time monitoring, fostering trust and transparency for investors and consumers alike.”

The initiative aligns with the objectives of Dubai AI Week (April 21–25) and supports the emirate’s broader vision to become a global leader in digital governance and real estate innovation.

In addition to automated ad moderation, DLD also launched ‘Madmoun’, a new electronic service integrated into the Trakheesi system. This feature generates a unique QR code for every verified property ad permit. Real estate companies are now required to include this QR code in all listings, allowing users to instantly verify advertisement authenticity and regulatory compliance.

“Our use of AI is not just about oversight—it’s about building a digital-first ecosystem that elevates service quality and investor confidence,” Al Ali added. “We are committed to ensuring every listing in Dubai meets the highest standards of clarity and compliance.”

This AI-powered initiative reflects Dubai’s leadership in smart city transformation and aligns with strategic goals to modernize public services, strengthen investor confidence, and position Dubai as a world-class real estate destination.
