OMNIYAT Acquires Marasi Bay Island to Launch Dubai's First Urban Beach Club in the Burj Khalifa District

Leading luxury real estate developer OMNIYAT has acquired Marasi Bay Island, a reclaimed land project in the prestigious Burj Khalifa District, marking a significant expansion of its ultra-luxury lifestyle ecosystem. The acquisition is set to pave the way for Dubai’s first urban beach club in the area, complemented by a series of curated waterfront experiences.

The Marasi Bay development, already shaping up to be a premier destination for ultra-high-net-worth individuals (UHNWIs), integrates upscale residential offerings, hospitality, wellness, and business spaces. Strategically located, the development connects seamlessly to Downtown Dubai, Business Bay, DIFC, Dubai Design District, and Dubai International Airport.

Expansion of a Luxurious Waterfront Ecosystem

OMNIYAT has also unveiled additional resort-style amenities on the south side of Marasi Bay to enhance the district’s appeal. These include Marasi Bay Marina, which offers berths for superyachts, a dedicated Marina Yacht Club, tender boat services, jetty lounges, and the overwater Signature Pavilion – a 10,000-square-foot venue for retail and events.

Public and private recreational spaces will include a padel court, art trail, running track, and children’s play areas. For OMNIYAT residents, exclusive facilities like Sunset Park—a 30,000-square-foot floating island—will feature wellness spaces, chef’s kitchens, private dining areas, meditation gardens, a yoga terrace, dog parks, and jetty drop-off access.

VELA Viento and World-Class Residential Living

At the core of the residential offering is VELA Viento, Dorchester Collection, Dubai—a 180-metre architectural marvel designed by Foster + Partners. The project includes 95 high-end residences, each boasting panoramic views of the Burj Khalifa and surrounding waterfront. Features include expansive terraces, terrace pools, suspended dining rooms, and interiors by Gilles & Boissier, with optional designs by Banda Studio for select residences.

VELA Viento offers exceptional amenities, including a Sky Amenities Deck with an infinity pool, double-height gym, and yoga studio. Ground-level facilities include indoor pools, spa, meeting rooms, and direct access to the promenade connecting to The Lana Hotel.

Building on the Success of The Lana and ENARA

OMNIYAT’s vision builds on the success of The Lana Hotel and Residences, Dorchester Collection, which opened in Q1 2024 as the brand’s first property in the Middle East. The Lana features the region’s first Dior Spa and has already set sales records with its luxury penthouses.

The group is also developing ENARA by OMNIYAT, an ultra-luxury commercial tower set for completion in 2027.
