Dubai South Awards AED 2 Billion Contract for HAYAT Development
Dubai South Properties has awarded a AED 2 billion contract to Mohammed Abdulmohsin Al Kharafi & Sons LLC for the development of multiple phases of HAYAT by Dubai South, a luxury master-planned community spanning 10 million square feet.
Strategically located near Al Maktoum International Airport and adjacent to the Golf District, the HAYAT project is designed as an integrated residential destination that promotes balanced living through thoughtfully planned spaces and wellness-focused amenities.
The development will feature approximately 2,500 residential units, including townhouses, semi-detached and standalone villas, mansions, apartments, and hotel apartments. Unit configurations will range from one- to five-bedroom layouts, catering to a diverse mix of residents and investors. The homes are designed with minimalist architecture, offering privacy, flexibility, and contemporary living environments.
HAYAT will also include a wide range of lifestyle and wellness amenities such as landscaped parks, shaded walking trails, family play areas, outdoor recreational spaces, fitness facilities, community pools, and relaxation zones. Retail offerings will include a community mall and boulevard featuring shops, cafés, and essential services, alongside lagoons and a scenic lake integrated into the master plan.
The project offers strong connectivity to key infrastructure and economic hubs, including Sheikh Mohammed bin Zayed Road, Emirates Road, Jebel Ali Free Zone, and Dubai South Free Zone, making it an attractive option for families and professionals. Construction is scheduled to begin in the second quarter of 2026, with initial phases expected to be completed by 2028.
Commenting on the development, Nabil Al Kindi said the project has seen strong demand since its launch in 2025, driven by its unique positioning and wellness-oriented features. He added that awarding the contract marks a significant milestone in delivering the project and reflects Dubai South’s commitment to investors while supporting the emirate’s long-term urban vision, including the Dubai 2040 Urban Master Plan and the Dubai Economic Agenda D33.
Dubai South continues to enhance its ecosystem with a growing range of community amenities, including parks, sports courts, retail outlets, a 50,000-square-foot hypermarket, a mosque, and public transport connectivity to the Expo Metro station. The area is also home to GEMS Founders School, with a 200,000-square-foot mall currently under development.
