OMNIYAT Leads Palm Jumeirah’s AED 20 Million-Plus Residential Market in H1 2026

Ultra-luxury real estate developer OMNIYAT recorded the highest number of residential transactions valued at AED 20 million and above on Palm Jumeirah during the first half of 2026, highlighting continued demand for high-end properties in one of Dubai’s most prominent waterfront destinations.

OMNIYAT recorded 14 qualifying transactions in the segment during H1 2026, placing the developer first in terms of transaction volume. It also recorded Palm Jumeirah’s highest-value residential transaction during the period, with a residence at The Alba Residences selling for AED 225.965 million.

The developer also achieved the segment’s highest price per square foot at AED 11,227, according to the company.

Strong Activity in Dubai’s Ultra-Luxury Segment

The results point to sustained interest from high-net-worth individuals (HNWIs) and ultra-high-net-worth individuals (UHNWIs) seeking luxury residences in Palm Jumeirah.

Demand in the segment is being supported by buyers looking for properties that combine distinctive architecture, high-quality craftsmanship, privacy and curated lifestyle experiences.

Peter Stephenson, Co-Managing Director of OMNIYAT, said the results reflect continued demand across the developer’s Palm Jumeirah portfolio.

He said the company remains focused on delivering distinctive residences with a strong emphasis on quality, design, execution and detail, alongside a carefully considered living experience.

Palm Jumeirah Continues to Attract International Buyers

Palm Jumeirah remains a key destination within Dubai’s luxury residential market, with international demand continuing to support activity at the upper end of the market.

Luxury buyers are increasingly seeking properties that offer privacy, distinctive design, quality amenities and potential long-term investment value in internationally recognised locations.

The island’s waterfront setting and established reputation have helped maintain its appeal among affluent local and international buyers.

OMNIYAT’s Palm Jumeirah Portfolio

OMNIYAT’s H1 2026 performance was supported by demand for developments including The Alba Residences, ORLA and ORLA Infinity.

The projects are positioned around a private resort-style residential concept, combining luxury residences with curated lifestyle experiences.

The latest transaction figures reinforce OMNIYAT’s position in Palm Jumeirah’s ultra-luxury property segment and reflect the broader strength of demand for premium waterfront residences in Dubai.
