Dubai Luxury Real Estate Market Strengthens Across Key Price Segments
Dubai’s position as a global hub for high-end property investment continues to gain momentum, with new data pointing to strong growth across multiple luxury price brackets despite ongoing regional uncertainty.
According to insights from the Keturah luxury brand, supported by data from DXBinteract, developer sales above AED5 million reached AED25.04 billion between March 1 and April 15, marking a 21.4% year-on-year increase. Transaction volumes surged even further, rising 59.7% to 1,813 deals.
Mid-Luxury Segment Leads Growth
The AED5–10 million segment emerged as the standout performer, with transaction value jumping from AED3.43 billion to AED7.91 billion, while volumes more than doubled from 503 to 1,153 transactions.
Higher-end brackets also recorded steady gains:
- AED20–50 million: Value increased to AED7.20 billion, with transactions rising to 236
- AED50–100 million: Value climbed to AED2.63 billion, with deals increasing to 42
This broad-based growth across segments reflects sustained demand from long-term investors and end-users.

Talal M. Al Gaddah noted that the consistency of activity across price bands signals underlying market stability.
He emphasised that buyers in the luxury segment are increasingly taking a long-term view, contributing to steady demand even amid global and regional challenges.

A key trend shaping the market is the growing emphasis on livability and quality of design, rather than short-term investment cycles. Developers are focusing more on how homes are experienced daily, integrating wellness, privacy, and sustainability into projects.
This shift is reflected in flagship developments such as:

- Keturah Reserve – a AED5.7 billion bio-living community centred on privacy and controlled supply
