UFC Legend Khabib Nurmagomedov Enters UAE Real Estate with DIA Holding
DIA Holding, an international construction management company, has announced a strategic partnership with Khabib Nurmagomedov, marking his entry into the UAE real estate sector. The collaboration signals the launch of multiple joint ventures, beginning with LuzOra Residences, a premium development located in the sought-after Dubai Islands.
Valued at approximately US$70 million, LuzOra Residences introduces a hybrid Hotel & Residences concept, blending home ownership with hotel-style living. The project is designed to appeal to both investors and end-users, with 70% of units allocated for investment purposes and 30% for residential buyers, reflecting Dubai’s rising demand for high-yield, lifestyle-driven properties.
According to Faruh Kurbanov, Founder of DIA Holding, the partnership is built on shared values of discipline, consistency, and performance, aligning closely with Khabib’s legacy as an undefeated champion. Khabib Nurmagomedov also highlighted that the collaboration extends beyond construction, focusing on creating living spaces that support long-term growth and community development.
The partnership marks Khabib’s active involvement in future projects, leveraging his global influence and business vision to support upcoming developments, including a new branded project expected within the next year.
LuzOra Residences is positioned as a strong investment opportunity, offering expected rental yields starting from 8% and averaging around 10%. The project has already demonstrated strong market interest, with 38% of units sold or reserved. Prices for one-bedroom apartments start from AED 1.7 million, making it a competitive offering within its prime island location.
Construction began in October 2025, with the project currently at 10% completion and progressing at the ground level. The development is scheduled for handover in August 2027. It is being executed by Al Tamayouz LLC as the main contractor, with Urban Habitat serving as the project consultant.
The development stands out through its fully serviced living model, smart layouts, and investor-focused structure, including an escrow system that enhances financial security. Residents will benefit from a range of modern amenities such as smart lock systems, EV charging stations, golf cart mobility, a swimming pool, and a fully equipped fitness centre.
As DIA Holding expands its footprint in the UAE, this collaboration highlights a broader trend of global personalities entering the real estate sector, while reinforcing Dubai’s position as a leading global investment destination.
