RAK Central Square tops out as Ras Al Khaimah business district targets 2027 opening
RAK Central Square, a key development within Ras Al Khaimah's emerging business district, has reached its topping-out milestone, with the project on track to open in the fourth quarter of 2027.
Marjan, the master developer of Ras Al Khaimah, and Ras Al Khaimah Economic Zone (RAKEZ) marked the construction milestone on November 5, 2026. The project is being developed through a joint venture between the two entities and forms part of the wider RAK Central mixed-use masterplan.
Infrastructure across the masterplan was completed in September 2025, while all 26 development plots have been sold. Developers involved in the district include Pantheon Developments, Lapis Properties, BNW, Sugee Properties, Major Developments and DARA Properties.
RAK Central to include offices, homes and hotels
The wider RAK Central development is planned to feature approximately 3 million square feet of rentable office space, more than 7,000 residential apartments and over 1,000 hotel rooms.
The masterplan will also include retail outlets, parks, public spaces and a central town square, bringing commercial, residential and hospitality facilities together in one district.
Sheikh Saqr bin Omar Al Qasimi, Chief Executive Officer, Development at Marjan, said RAK Central was designed to support Ras Al Khaimah's growth by creating an environment for businesses, residents and communities.
Ramy Jallad, Group CEO of RAKEZ, said the development would strengthen the emirate's ability to meet business requirements through Grade A office space, connectivity and supporting amenities.
He noted that RAKEZ works with a community of more than 50,000 companies across different sectors, giving it insight into the needs of businesses establishing and expanding their operations.
Construction progresses across five towers
Construction has advanced across all five towers at RAK Central Square, with structural works completed. Façade installation and mechanical, electrical and plumbing works are currently underway.
The project has recorded more than five million man-hours without a reportable health, safety and environment incident, according to the developers.
Supporting the wider district, a dedicated District Cooling Plant will provide centralised cooling to more than 40 commercial, hospitality and mixed-use buildings. It is planned to have a capacity of 35,000 refrigeration tonnes.
With RAK Central Square targeting an opening in Q4 2027, the wider masterplan is moving towards the delivery of buildings and public spaces intended to support investment, business activity and urban development in Ras Al Khaimah.
