Emirates Palace, Mandarin Oriental Mansions Introduced as Abu Dhabi’s New Ultra-Luxury Residential Development
Emirates Palace Company (EPCO), in partnership with LEAD Development and Mandarin Oriental Hotel Group, has announced the launch of Emirates Palace, Mandarin Oriental Mansions, Abu Dhabi, a limited collection of 35 ultra-luxury private residences located within the grounds of Emirates Palace.
The development marks the first time private ownership has been introduced within one of the UAE’s most historically and culturally significant destinations. The project is expected to be completed in 2029.
Situated along Abu Dhabi’s ceremonial coastline, Emirates Palace has served for more than two decades as a landmark venue for state visits, international events, and major national occasions.
The new residential development forms part of Abu Dhabi’s broader evolution as a global hub for culture, hospitality, luxury living, and integrated urban development.
Partnership between EPCO, LEAD Development, and Mandarin Oriental
The project brings together three major entities within the hospitality and real estate sectors.
Emirates Palace Company (EPCO), the owner and custodian of the Emirates Palace precinct, oversees one of the country’s most iconic hospitality landmarks.
LEAD Development is leading the planning and development of the residences, drawing on its expertise in integrated placemaking and destination development across the UAE.
Mandarin Oriental Hotel Group will manage the residential hospitality experience and services associated with the mansions.
Prime location on Abu Dhabi’s coastline
The residences are positioned along one of Abu Dhabi’s most prominent waterfront locations, connecting key landmarks including Qasr Al Watan, the Founder’s Memorial, and the Corniche.
Developers said the architectural design draws inspiration from Abu Dhabi’s coastal heritage while incorporating contemporary elements focused on privacy, landscape integration, and natural light.
The residences are organised around gardens and courtyards overlooking the shoreline, with privacy integrated into the architectural planning of each home.
Residents will also have access to private hospitality and wellness spaces curated by Mandarin Oriental, offering personalised luxury services within the Emirates Palace grounds.

Humaid Matar AlDhaheri, Board Member at Emirates Palace Company (EPCO), said the development represents a significant addition to Abu Dhabi’s urban and real estate landscape.
He noted that the project strengthens Abu Dhabi’s position as a centre for urban innovation, luxury living, and quality of life, while leveraging the iconic status of Emirates Palace.
Mounir Haidar, Co-founder and Managing Partner of LEAD Development, said the project carries a strong responsibility due to its location within the grounds of Emirates Palace.
He added that the aim is to ensure the residences integrate naturally into the architectural and cultural identity of both the Palace and Abu Dhabi.
Laurent Kleitman, Group Chief Executive of Mandarin Oriental Hotel Group, said Abu Dhabi continues to distinguish itself globally through its cultural identity, hospitality standards, and long-term development vision.
He noted that the project allows Mandarin Oriental to deepen its relationship with the UAE capital through a residential offering focused on craftsmanship, discretion, and personalised service.
