Sharjah to Host GCC’s Longest ‘Green River’ with Dh3.5-Billion Real Estate Project

Sharjah is set to redefine sustainable living with the launch of a groundbreaking Dh3.5-billion real estate project, Al Tay Hills. The development, a collaboration between Kuwait Real Estate Company (Aqarat) and IFA Hotels and Resorts, will feature the Gulf region’s longest ‘green river.’

Spanning 2.5 kilometers, the ‘green river’ will serve as the central artery of the six-million-square-foot mixed-use community. Designed as a recreational hub, it will include lush green spaces, walking paths, relaxation areas, and serve as a natural "lung" for the development, promoting fresh air and a serene lifestyle.

Modern Living Meets Sustainability
The project will encompass 1,100 townhouses and villas with configurations ranging from three to six bedrooms. Prices will start at Dh1.8 million, reaching up to Dh7.2 million, catering to various market segments. The development will also offer a host of amenities, including:

  • Playgrounds
  • A mosque
  • Restaurants and cafés
  • Retail outlets
  • Swimming pools
  • 11 kilometers of walking and cycling paths

The first phase of Al Tay Hills is scheduled for delivery in the first quarter of 2028.

Speaking about the project, Talal Al-Bahar, Vice-Chairman and CEO of Aqarat, highlighted the growing appeal of Sharjah as a global real estate investment hub. “The UAE’s real estate market is one of the most attractive sectors regionally and globally. This project sets new standards for sustainable living in the region,” he said.

Khaled Esbaitah, Chairman of IFA Hotels and Resorts, echoed these sentiments, citing Sharjah’s diverse economy and progressive real estate policies. The emirate’s decision to allow freehold property ownership for all nationalities has further boosted investor confidence.

With the ‘green river’ as its centerpiece, Al Tay Hills is poised to become a landmark in sustainable urban living and a significant contributor to Sharjah’s thriving real estate sector.
