H&H and Mubadala partner to launch Eden House on Al Maryah Island, Abu Dhabi 4

Dubai-based developer H&H has entered into a strategic partnership with sovereign investor Mubadala Investment Company to introduce the Eden House residential brand to Al Maryah Island, marking a major addition to Abu Dhabi’s luxury property market.

The planned development will be located within Abu Dhabi Global Market (ADGM), the emirate’s international financial centre, and is designed to deliver high-end residential living integrated with retail and lifestyle offerings. The project expands H&H’s flagship Eden House concept beyond Dubai and supports broader efforts to enhance the UAE’s premium residential ecosystem.

According to the announcement, the tower will be designed by DXB Lab and built on a prime plot on Al Maryah Island. It will feature more than 200 residential units spread across 60 floors, with floor-to-ceiling heights of three metres to maximise natural light and interior openness. The project is positioned to support a live-work lifestyle aligned with the continued growth of ADGM’s financial district.

Khalifa Al Romaithi, Executive Director of UAE Real Estate at Mubadala’s UAE Investments Platform, said the project represents a new stage in the island’s long-term masterplan. He noted that Al Maryah Island has developed over the past 15 years into a leading business and lifestyle destination and that the new residential tower will strengthen its appeal as a place to live, work, and invest while contributing to Abu Dhabi’s economic diversification goals.

Shahab Lutfi, Chairman and Co-founder of H&H, described the partnership as a significant milestone for the company and for the Eden House brand. He said the concept focuses on understated elegance, thoughtful design, and service-led living, and that expanding into ADGM reflects growing demand for high-quality, long-term residential value in the capital.

Plans indicate the ground level will host premium retail and curated food and beverage outlets, while residential levels will begin above the podium. The tower will rise more than 160 metres and include a range of resident-focused amenities such as housekeeping, butler-style services, 24/7 concierge support, a residents’ lounge, a fitness centre, and a dedicated wellness suite with a swimming pool.

Developers say the project will emphasise architectural clarity, carefully designed spaces, and hospitality-style services, targeting both local and international buyers seeking upscale urban living in Abu Dhabi.
