Emaar Development revenue rises 26% to AED 22.2 billion in first nine months of 2026
Emaar Development reported a 26 per cent year-on-year increase in revenue to AED22.2 billion ($6 billion) during the first nine months of 2026, while net profit after tax rose 24 per cent to AED10.8 billion ($2.9 billion).
The Dubai-listed property developer, a majority-owned subsidiary of Emaar Properties, recorded EBITDA of AED11.4 billion ($3.1 billion), up 28 per cent compared with the same period last year. Its EBITDA margin stood at 52 per cent, while the net profit margin reached 49 per cent.
Property sales totalled AED26.2 billion ($7.1 billion) between January and September, while the company's revenue backlog stood at AED119.8 billion ($32.6 billion) as of September 30, providing visibility for future revenue recognition.
The company attributed its financial performance to construction progress, project handovers and customer collections. It said its presales pipeline and revenue backlog supported its ability to manage changing market conditions and pursue future development opportunities.
Construction progress and project handovers
More than 85 per cent of Emaar Development's active projects were ahead of schedule as of September 30, 2026. The company handed over more than 4,800 residential units during the first nine months of the year.
To support ongoing construction and infrastructure delivery, the developer awarded 23 main works contracts worth AED13.5 billion, alongside infrastructure contracts valued at AED4.3 billion.
The company also reported a land bank of approximately 285 million square feet of mixed-use development opportunities as of the end of September. This provides capacity for future launches and further phases of its master-planned communities.
During the first half of 2026, Emaar announced plans for a masterplan valued at AED200 billion, adding to its long-term development pipeline.
Customer services and sustainability initiatives
Emaar Development continued to focus on digital engagement and service improvements for homebuyers and property owners. In July, it announced a collaboration with Abu Dhabi Commercial Bank (ADCB) to provide financing solutions for eligible buyers of ready and off-plan properties.
The arrangement includes annually renewable mortgage pre-approval for off-plan buyers until handover.
On sustainability, the company expanded rooftop solar photovoltaic capacity to a total of 1.08 megawatt-peak across The Greens, The Views and Dubai Hills Estate.
It also implemented an Energy Savings Performance Contract in Downtown Dubai under its Energy Management Programme. The company's landfill diversion rate reached 67.7 per cent as of August 2026.
Emaar founder comments on growth
Mohamed Alabbar, founder of Emaar, said the nine-month results reflected progress in delivering completed communities and meeting homebuyers' expectations.
He said the company remained focused on the quality of homes, community spaces and the long-term development of neighbourhoods.
Alabbar added that the UAE leadership's long-term vision provided businesses with confidence to invest, while Emaar would continue to plan carefully, invest in infrastructure and develop communities to support Dubai's growth.
