Dubai Surges Ahead in Branded Residences Market, Surpassing Global Luxury Hubs

A new report by Betterhomes has placed Dubai at the forefront of the global branded residences boom, outpacing iconic markets such as Miami, London, and Phuket in both volume and value. The city is projected to house 140 branded residential developments by 2031, marking a 160% growth in the segment over the past decade.

Branded residences — luxury homes developed in partnership with globally recognized names in hospitality, fashion, automotive, and entertainment — have redefined high-end real estate. According to the report, Branded Residences: Dubai vs The World, Dubai has firmly established itself as the world’s capital of branded living.

In 2024 alone, Dubai recorded over 13,000 branded home sales, amounting to a transaction value of AED 60 billion, representing a 43% year-on-year increase. Buyers are willingly paying 40% to 60% premiums for these residences, motivated by elevated lifestyle offerings, bespoke services, and strong capital appreciation.

“High-net-worth buyers are no longer just looking for property. They’re investing in lifestyle, brand value, and long-term growth. Dubai offers all three, and that’s why it’s outperforming legacy markets like London and Miami,” said Christopher Cina, Director of Sales at Betterhomes.

The report highlights Dubai’s competitive edge:

  • Value proposition: While branded residences like Aston Martin’s tower in Miami reach up to AED 25,000 per sq. ft., Bvlgari and Bugatti-branded homes in Dubai offer a more accessible entry point.

  • Investor appeal: Dubai boasts a more favorable tax landscape than London and superior long-term growth potential than Phuket.

Initially led by hotel giants such as Four Seasons and Ritz-Carlton, the market now includes partnerships with luxury fashion houses, automotive legends, and entertainment brands — a shift Dubai has not only embraced but led.

With over 50 branded residence projects already completed and another 130 in development, the city is on track to redefine the future of global luxury real estate, catering to an international clientele seeking prestige, personalization, and profit potential.
