AED 7 Billion Development Phase Transforms Al Wasl District into Dubai's Downtown Villas

A transformative AED 7 billion development is reshaping Dubai’s prestigious Al Wasl District, attracting significant investor interest with a unique collection of ultra-luxury villas and mansions. Dubbed the "Downtown Villas of Dubai," this new community offers a rare opportunity for both investors and residents to acquire luxurious freehold homes in the heart of the city.

Central to this development is the AED 1 billion Nordic by fäm project, a luxurious collection of 17 villas and mansions situated near Dubai's Central Business District (CBD) and key lifestyle destinations. This exclusive offering is set to redefine luxury living in Dubai, with properties that cater to the demand for prime, centrally located freehold villas.

Firas Al Msaddi, CEO of fäm Properties, emphasized the unique appeal of the Al Wasl District: "The supply of freehold villas with immediate proximity to downtown, the CBD, and Jumeirah Beach is essentially exclusive to the Al Wasl District. While Dubai boasts over 10,000 waterfront luxury villas, only 140 new luxury villas are available in Al Wasl, offering unmatched accessibility to the heart of the city. Nowhere else in the area currently allows foreign ownership of villas."

The newly developed properties in the Al Wasl District showcase modern luxury, with designs that emphasize elegance and simplicity. Prices for these opulent homes range from AED 40 million to AED 150 million, depending on factors such as plot size, built-up area, design, and finishes.

Nordic by fäm stands out for its minimalist, Scandinavian-inspired design, with fully furnished villas and mansions priced around AED 76 million on average. A recent sale saw a villa go for AED 61.5 million, highlighting the strong market demand for these premium properties.

Villas in this development, averaging AED 75 million, offer exceptional value, featuring expansive built-up areas of up to 20,000 square feet—double the size of the latest 8,000 square foot penthouses in City Walk, which sold for AED 35 million. Additionally, villa owners gain ownership of the land, a distinct advantage over penthouse purchases.

These luxury villas are equipped with private cinemas, spas, gyms, and both indoor and outdoor gardens, ensuring optimal spaces for entertainment and relaxation. High-end finishes include frameless motorized sliding doors, expansive glass panels, and soaring ceilings. Buyers can choose bespoke design options, with fully furnished, move-in ready homes or under-construction villas available with flexible payment plans.
