Reef Luxury Developments breaks ground on ‘Reef 998’ in Dubailand, the world’s 3rd building with patented outdoor-cooled sunken balconies
Reef Luxury Developments, the Dubai-based developer known for pioneering the world’s first patented outdoor-cooling technology, has officially broken ground on Reef 998, its latest innovation-led residential project in Dubailand.
Situated within the Dubai Land Residential Complex (DLRC), Reef 998 continues the company’s drive to redefine luxury living through its Outdoor-Cooled Sunken Balconies, a signature feature that enables comfortable indoor–outdoor living even during the city’s hottest months. The project marks the third building globally to incorporate this patented cooling system.
Homes at Reef 998 start from AED 759,441 and come with a flexible 5.5-year payment plan, making the development an appealing option for both homeowners and investors. Residents will have access to more than 20 resort-style amenities, including landscaped gardens, swimming pools, fitness areas, co-working lounges, and family recreation spaces.
“Our goal has always been to push the boundaries of what’s possible in luxury living. With Reef 998, we’re transforming innovation into real value, creating homes that are as practical as they are luxurious,” said Samer Ambar, CEO of Reef Luxury Developments.
Strategically positioned in DLRC—one of Dubai’s fast-growing lifestyle destinations—Reef 998 offers excellent connectivity via Sheikh Mohammed Bin Zayed Road and Al Ain Road. The development is also a short drive from Global Village, Dubai Outlet Mall, and other key leisure and commercial hubs, providing convenient access to the wider city.
Following the successful launch of Reef 999 in Al Furjan, Reef 998 further strengthens the company’s commitment to delivering climate-adaptive, innovation-driven residential communities across Dubai. The project blends advanced building technology with thoughtful design to ensure long-term comfort and modern living standards.
