fäm Properties Connects DXBinteract to ChatGPT and Claude for Dubai Real Estate Insights

fäm Properties has connected DXBinteract, its free Dubai real estate data platform, to ChatGPT and Claude, allowing brokers, investors and property buyers to access market insights through conversational AI assistants.

The integration enables users to add DXBinteract as a custom connector, sign in, and ask questions in plain language about property sale prices, rental rates, yields, upcoming handovers, future supply and developer delivery records.

The service is available now, with responses drawing on DXBinteract's real estate market data, including analysis based on Dubai Land Department records.

AI Assistants Bring Dubai Property Data to Users

DXBinteract is designed to help users assess Dubai's property market using transaction data rather than relying solely on advertised listing prices.

“While listings tell you what sellers want, transaction records tell you what buyers actually paid,” said Firas Al Msaddi, founder and CEO of fäm Properties.

He said the platform was developed for the wider real estate market, with brokers receiving access to the same data on the same terms as fäm Properties.

The ChatGPT and Claude integration allows brokers and investors to compare quoted prices against recorded transactions and assess properties using market indicators.

Compare Rental Yields, Price Growth and Property Values

Users can ask DXBinteract to identify Dubai communities with high rental yields, strong price growth and substantial transaction activity.

The platform ranks communities using gross rental yields, year-on-year price growth and transaction volumes. Areas with insufficient transactions to support reliable figures are excluded from the rankings.

Users can also assess whether an apartment's asking price appears high relative to comparable properties. DXBinteract provides an indicative value and a low-to-high price range based on the area's median price per square foot and recent sales of similarly sized units.

The figures are intended as market reference points rather than formal property valuations.

Developer Delivery Records and Off-Plan Project Progress

The integration also allows users to examine developer delivery performance, including the number of projects handed over on time, completed late or still overdue. DXBinteract reports the median delay in days and applies the same assessment method across developers, including Nordic by fäm.

Fateh Al Msaddi, founder of DXBinteract and COO of fäm Properties, said the objective was to make property intelligence easier for investors to use when evaluating costs, potential returns and risks.

“An investor should be able to ask one question and understand not just what a property costs, but how it compares with the market, what returns it could generate and what risks lie ahead,” he said.

“We've built the intelligence, and now AI makes it easier for everyone to use.”

Users can also compare up to six Dubai communities side by side, review how much of an off-plan development has sold and track construction progress.

Track Future Supply and Calculate Investment Costs

Beyond historical transaction analysis, DXBinteract provides information on upcoming property handovers and anticipated future supply, helping users assess potential changes in market availability.

The platform also supports calculations for gross rental yield, investment payback periods, and mortgage affordability, including estimates of the upfront cash required to purchase a property.

These features can help buyers and investors compare opportunities and understand the financial commitments associated with different properties.

How to Connect DXBinteract to ChatGPT and Claude

Users can find setup instructions for connecting DXBinteract to either AI assistant through the platform's website.

Once connected and signed in, users can ask questions conversationally and access relevant Dubai real estate data without having to navigate multiple datasets manually.

The integration combines DXBinteract's property market intelligence with the conversational interfaces of ChatGPT and Claude, providing another way for brokers, investors and buyers to research Dubai's property market.
