Abu Dhabi Could See 30 Residential Property Launches Worth Up to AED 45 Billion by Year-End
Abu Dhabi could see around 30 residential property projects launched over the next 90 days, potentially adding AED 33 billion to AED 45 billion worth of new inventory to the market before the end of 2026, according to Metropolitan Capital Real Estate.
The projected pipeline would translate into approximately one new residential launch every three days, marking an exceptionally active period for the emirate's property sector.
Despite the anticipated influx of new developments, Metropolitan Capital Real Estate, part of the Metropolitan Group, said buyers are becoming more selective, placing greater emphasis on location, design, community amenities, branding, pricing and developer track records rather than launch-day sales momentum.
Abu Dhabi Property Buyers Become More Selective
Evgeny Ratskevich, CEO of Metropolitan Capital Real Estate, said the expected launch activity reflects the growing maturity of Abu Dhabi's residential property market.
“With around 30 launches expected over the next 90 days, buyers will have more choice than ever and that changes the conversation,” he said.
Ratskevich added that projects offering the right combination of location, quality, pricing, lifestyle and long-term value are likely to stand out as buyers gain more options.
He also pointed to continued off-plan demand, growing resale activity and rising repeat-sale values as indicators of a market becoming more diversified and informed.
As the sector moves towards 2027, Metropolitan expects property performance to depend increasingly on the quality and positioning of individual developments rather than their ability to sell out immediately after launch.
More Than AED 40 Billion in Residential Sales Since January
According to developer reports and Metropolitan's analysis of registry data, residential projects worth more than AED 40 billion have found buyers since January 2026.
Modon's Hudayriyat Golf Estates led the reported sales with more than AED 13 billion, followed by Ohana's Manchester City Yas Residences Phase 1 at approximately AED 6 billion.
Aldar's Talay, Talay Beach and Yas Riva Reserve collectively recorded more than AED 5 billion, according to the analysis.
Other projects featured in the reported figures include:
-
Ramhan Island: Approximately AED 2 billion, developed by Eagle Hills.
-
BAYN: Approximately AED 1.8 billion, developed by ORA.
-
Tara Park: Approximately AED 1.4 billion, developed by Modon.
More than 40 additional launches accounted for approximately AED 14 billion in sales, according to Metropolitan.
Off-Plan Transactions Continue to Dominate the Market
Data from the Abu Dhabi Real Estate Centre (ADREC), combined with Metropolitan's analysis, indicates that off-plan properties accounted for approximately 82% of transactions between January and mid-September 2026.
The same analysis found that resale transactions increased by around 34% year-on-year. Off-plan resales nearly tripled, while repeat-sale prices rose by approximately 20% for apartments and 12% for villas.
Buyers from 116 nationalities have participated in the market, reflecting Abu Dhabi's growing international appeal.
The figures suggest that demand is extending beyond newly launched developments, with resale activity and repeat transactions also contributing to market momentum.
Digital Registration and Escrow Support Market Confidence
Metropolitan said regulatory measures have helped strengthen confidence in Abu Dhabi's real estate sector.
The emirate's digital real estate platform, DARI, supports property transactions and related services, while Madhmoun provides a digital permit system and Multiple Listing Service for verified property listings. Off-plan payments are held in escrow accounts under the applicable regulatory framework.
The company also highlighted a framework introduced in September 2026 that allows eligible buyers who have paid 50% of an off-plan property's value to finance the remaining balance during construction.
ADREC has also expanded the number of investment zones to 50, according to Metropolitan's analysis.
Together, these measures are expected to support market transparency and broaden financing options for eligible property buyers.
Five Trends Expected to Shape Abu Dhabi Real Estate in 2027
Metropolitan Capital Real Estate expects five major shifts to influence the emirate's property market next year.
1. Phased launches and more measured sales strategies
Developers are expected to focus more on phased launches and sustainable sales rates rather than prioritising immediate sell-outs. Pricing and long-term positioning could become increasingly important as buyers gain more choice.
2. Greater demand for integrated communities
Buyers may increasingly assess entire residential districts rather than individual towers. Schools, marinas, leisure facilities and transport links are expected to play a larger role in property decisions.
3. Growth in branded and serviced residences
Branded residences and serviced living are expected to become more mainstream as developers expand their residential offerings and target buyers seeking additional services and lifestyle amenities.
4. Financing options could widen the buyer pool
Regulatory changes and partnerships between developers and banks could give more eligible buyers access to financing, potentially supporting demand across different market segments.
5. Infrastructure and international partnerships
International developers, new partnerships and major infrastructure projects could attract further investment. Metropolitan cited developments involving Etihad Rail and new bridges among the infrastructure initiatives expected to contribute to market momentum.
Developers Face Greater Competition as Supply Expands
With around 30 launches anticipated over the next 90 days, buyers are expected to have a wider range of developments to consider before making purchasing decisions.
Ratskevich said stronger competition between projects should be viewed as a sign of a maturing market rather than an indication of weakness.
“In a market this active, not every project will win and that is a sign of health, not risk,” he said.
He added that buyers who perform well in 2027 will be those who focus on selecting the right property for their needs rather than simply following the speed at which a development sells.
The anticipated launch pipeline, alongside continued resale activity and international demand, is expected to make product quality, pricing and long-term value increasingly important factors in Abu Dhabi's residential property market.
