Demand for furnished apartments in Dubai returned to growth in the first half of 2026, with searches rising by around 5% year on year by June, according to Property Finder. The recovery followed a softer start to the year, with demand strengthening quarter on quarter as renters increasingly searched for more accessible price points.
Cherif Sleiman, Chief Revenue Officer at Property Finder, said the first half of 2026 marked a clear turnaround, with the market gaining momentum and returning to outright annual growth by June.
Typical Rental Budget Eases to AED 82,000
The recovery in demand was accompanied by a decline in the typical rental budget being searched by tenants.
By June, renters were generally searching within a budget of around AED 82,000, suggesting that renewed demand was not being driven solely by rising rental expectations. Instead, the trend points towards a broader rental market with tenants continuing to seek value while looking for move-in-ready homes.
Sleiman described the combination of stronger demand and more accessible budgets as a positive signal for both renters and investors.
Jumeirah Village Circle Leads Furnished Rental Searches
At the community level, Jumeirah Village Circle (JVC) emerged as the strongest market for furnished rental searches during H1 2026.
JVC attracted the largest share of furnished-rental searches among Dubai communities, while maintaining one of the most accessible typical budgets at approximately AED 75,000.
Smaller homes dominate demand in the area. Studios accounted for 32.5% of searches, while one-bedroom apartments represented 54.6%, meaning the two categories together made up close to 90% of searches.
The figures underline the appeal of JVC among tenants seeking relatively affordable, efficient homes without giving up access to Dubai's wider residential and business ecosystem.
Business Bay Appeals to Professionals
Business Bay represented a different segment of the furnished rental market, combining centrality with a higher typical budget of around AED 100,000.
One-bedroom apartments accounted for 53.7% of searches, making them the dominant choice among renters. Studios and two-bedroom apartments each represented around 22% of searches.
The pattern reflects Business Bay's appeal to professionals who want to live close to major employment and business districts while maintaining access to furnished, move-in-ready accommodation.
Downtown Dubai Commands the Highest Budget
At the premium end of the market, Downtown Dubai recorded the highest typical budget among the leading communities at approximately AED 140,000.
Unlike JVC and Business Bay, larger homes were more prominent in Downtown. Two-bedroom apartments accounted for 37.5% of searches, narrowly ahead of one-bedroom units at 36.5%.
Three-bedroom apartments also represented a meaningful 14.1% of searches, pointing towards demand from residents placing greater emphasis on space, lifestyle and established central locations.
Furnished Apartments Attract Mobile Professionals
The search patterns across JVC, Business Bay and Downtown highlight the diverse nature of Dubai's furnished rental market.
According to Sleiman, demand is being driven in large part by a highly mobile professional population looking for homes that can be occupied immediately without the cost and effort of furnishing an apartment.
Whether this demand is directly replacing hotel stays cannot be established from search data alone. However, furnished apartments can offer tenants greater living space and a more home-like environment, particularly for stays that extend beyond the short-term travel period.
A Broader Rental Market Takes Shape
The return of furnished-apartment searches to annual growth, alongside a lower typical search budget, points to a market where demand is broadening rather than being driven purely by higher prices.
Current Property Finder listings also show a wide range of furnished apartments across Dubai, from studios and one-bedroom units in communities such as JVC and Business Bay to higher-priced homes in Downtown and other premium districts.
For renters, the trend suggests greater choice across different price points and community types. For investors, the continued interest in furnished accommodation highlights the importance of understanding not only overall rental demand, but also the specific unit sizes and budgets preferred in individual communities.
