Azizi Developments has unveiled Azizi Florence, an $8.1 billion master-planned community in Sharjah, marking the Dubai-based developer’s first project in the emirate.
The freehold development will feature 1,130 villas, more than 6,000 townhouses and 3,500 apartments. Three-bedroom townhouses start at $515,000 (Dh1.89 million), with pricing of $231 per square foot of sellable area, according to the developer.
First Azizi project in Sharjah
Azizi Florence represents Azizi Developments’ expansion beyond its established Dubai portfolio. The project will offer a mix of residential, retail, hospitality, education, leisure and wellness facilities within an integrated master-planned community.
The development is centred around a 1.7 million-square-foot Central Park, while its six residential clusters will each include a dedicated park, clubhouse, community centre and landscaped gardens.
10,000-plus homes planned
The project will bring together more than 10,000 residential units across different property types, catering to families and investors seeking freehold homes in Sharjah.
The initial offering includes three-bedroom townhouses starting at Dh1.89 million. Azizi’s pre-launch material has also listed a 30/70 payment plan for the development.
Community built around Central Park
Azizi Florence is designed as more than a residential development, with the masterplan integrating homes with retail, hospitality, education, leisure and wellness facilities.
The 1.7 million-square-foot Central Park will form the centre of the community, with additional landscaped areas and amenities distributed across the six residential clusters.
The developer has not announced a construction timeline for the overall project, according to reporting on the launch.
Azizi chairman highlights Sharjah connection
Mirwais Azizi, Founder and Chairman of Azizi Group, said the project carries personal significance as Sharjah was his first home in the UAE more than three decades ago.
He said Azizi Florence is intended to renew that connection through a community focused on families, wellbeing and quality of life.
Expanding Azizi’s UAE portfolio
Azizi Florence adds to the developer’s portfolio of major UAE projects, including Burj Azizi and Azizi Venice in Dubai.
The launch comes as Sharjah’s property market continues to record strong transaction activity. The emirate recorded Dh29.5 billion in real estate transactions, up 9.3 per cent year-on-year, while transaction volumes rose 23.7 per cent to 59,460, according to The National.
