Sharjah’s Island Property Market Booms as Ajmal Makan Unveils Premium Waterfront Projects

Ajmal Makan Real Estate Development has spotlighted Sharjah as the UAE’s rising coastal investment hub by showcasing its latest luxury island developments to hundreds of regional and international investors. The event unveiled key residential projects—Al Thuraya Island, The View Island, and Blue Beach Residence—within the Dh25 billion Ajmal Makan City – Sharjah Waterfront, a sprawling 60 million sq. ft. master-planned development.

As lifestyle-focused investments gain traction, Sharjah’s freehold beachfront ownership policies, robust rental yields, and growing capital appreciation have positioned it as a compelling destination for both end-users and investors. The latest showcase attracted buyers from across the UAE, GCC, India, Pakistan, Russia, China, and Europe.

“Demand for waterfront properties in Sharjah is accelerating, driven by limited supply and increasing appetite for lifestyle-centric developments,” said Sultan Al Shakrah, CEO of Ajmal Makan. “Our latest offerings reflect our commitment to creating high-value, community-driven island living.”

Strategic Shift Toward Coastal Living

According to Property Monitor, waterfront residences in the UAE have seen a 17% year-on-year price increase, with certain Sharjah locations witnessing up to 20% growth. Rental yields for these properties range between 5%–8%, as reported by Bayut & dubizzle, making Ajmal Makan’s integrated island projects a lucrative long-term investment.

Approximately 60% of buyers at the event were end-users, while 40% were investors targeting rental returns and property appreciation. With earlier phases like Sun Island and Blue Bay Walk already sold out, the event also saw a strong presence of repeat buyers, reinforcing investor confidence in Ajmal Makan’s development vision.

“Ajmal Makan City is designed to deliver exclusivity, sustainability, and community. We’re setting the standard for future-ready coastal living,” added Al Shakrah.

With Sharjah’s real estate sector continuing to gain global attention, Ajmal Makan City stands out as a landmark destination, uniting architectural excellence, lifestyle appeal, and economic potential across a network of eight private islands designed for over 60,000 residents.
