Wellness is no longer a premium feature reserved for high-end developments but is rapidly becoming the new benchmark for luxury residential projects in Dubai, according to the latest report by the Global Wellness Institute (GWI).
The report states that the future of real estate lies in integrating health-supportive design into everyday living, making wellness an essential component of residential developments rather than an optional luxury.
Dubai-based luxury developer Keturah has endorsed the findings, urging greater collaboration across the industry to align with the UAE's ambitious vision for wellness-focused urban development.
"The next phase for the industry is collaboration rather than competition," said Talal M. Al Gaddah, CEO and Founder of Keturah. "We need planners, architects, public health leaders and wellness professionals working together, not developers acting alone. Dubai has the government vision and the market momentum to lead this globally, and now the wider industry needs to catch up."
Global Wellness Real Estate Market Set to Cross $1 Trillion
According to GWI's latest Initiative Trends report, the global wellness real estate sector is projected to surpass $1 trillion by 2029, reflecting the industry's transition from wellness as a luxury lifestyle feature to evidence-based infrastructure designed to support long-term physical and mental health.
Earlier this year, GWI identified the UAE as one of the fastest-growing wellness real estate markets worldwide. Wellness-focused developments now account for more than 12% of all construction activity across the country, with the market expanding from $3.3 billion in 2017 to $14.6 billion in 2025.
The report also notes that more than 555,000 wellness-oriented residential units are currently planned across the UAE and Saudi Arabia.
Dubai Projects Leading the Wellness Movement
Among Dubai's flagship wellness developments highlighted in the report are Keturah Reserve, a AED 5.7 billion bio-living community located in Mohammed Bin Rashid City's District 7, and the Ritz-Carlton Residences at Keturah Resort near Dubai Creek.
The latter is expected to become the region's first wellness-certified waterfront residential community, reinforcing Dubai's position as a global hub for innovative and health-focused luxury living.
Four Key Wellness Trends Shaping Future Homes
The GWI report identifies four major trends redefining residential design:
- Primal architecture, which incorporates softer lighting, natural materials and intuitive navigation to create calming living environments that reduce stress.
- Neuroarchitecture, applying neuroscience to optimize lighting, acoustics and spatial planning for improved mental wellbeing, cognitive performance and long-term health.
- Reducing exposure to microplastics by replacing synthetic building materials with natural alternatives such as stone, wool and solid wood, supporting preventive healthcare through healthier indoor environments.
- Walkable, age-friendly communities designed to encourage mobility, independence and active lifestyles, helping residents maintain wellbeing throughout different stages of life.
Industry Collaboration Seen as Key to Future Growth
As wellness becomes increasingly central to residential development, the report emphasizes that meaningful progress will depend on stronger collaboration among developers, architects, urban planners and healthcare experts.
With growing consumer demand, supportive government policies and a rapidly expanding pipeline of wellness-focused projects, Dubai is well-positioned to lead the next generation of luxury real estate where health, sustainability and quality of life are integrated into the foundations of modern living.
