Kasumigaseki Properties Development Brings Japanese Real Estate Philosophy to UAE
Tokyo-listed Kasumigaseki Capital Co., Ltd. is expanding its presence in the United Arab Emirates from real estate investment into property development through its development arm, Kasumigaseki Properties Development, introducing a Japanese approach centred on quality, peace of mind and innovation.
The company’s UAE strategy is guided by three Japanese values: hinshitsu (quality), anshin (peace of mind) and kakushin (innovation). It draws on the experience and financial scale of its parent group, which reported 135 projects and a combined project pipeline and assets under management (AUM) of approximately US$7.69 billion as of August 31, 2026.
Japanese Values Shape UAE Development Strategy
The move marks a new phase for the group, which has established a presence in the UAE as a real estate investor and now intends to develop its own projects locally.
Kasumigaseki Properties Development says its approach begins with detailed research into each site, the people who will live there and the needs a project should address. Decisions on design, materials, technology and construction follow this assessment, under a process the company calls “The Art of Knowing.”
The developer aims to respond to growing buyer and investor attention to construction quality, functionality, delivery reliability and long-term asset performance, alongside traditional considerations such as design and location.
Its Japanese heritage, the company says, informs its governance and decision-making as well as its design principles and long-term commitments.
Quality, Peace of Mind and Innovation
The company’s three core values underpin its approach to development.
Hinshitsu (quality) represents a consistent standard across materials, design and construction, regardless of a project’s price point. The company highlights detailed workmanship, carefully planned spaces and material selection based on durability and long-term performance, with local sourcing where standards permit.
Anshin (peace of mind) focuses on building confidence throughout the customer journey, from initial discussions to after-sales support. The group’s institutional background is part of this proposition. Founded in 2011, Kasumigaseki Capital has been listed since 2018 and transferred to the Prime Market of the Tokyo Stock Exchange in 2023.
As of August 31, 2026, the group reported 135 projects and a combined project pipeline and AUM of approximately US$7.69 billion, up 83.5% from the previous fiscal year-end.
Kakushin (innovation) reflects the company’s stated commitment to improving how homes are designed, built and used. Its approach includes researching market needs, planning spaces around residents’ everyday routines and introducing technologies or features intended to make daily life easier.
Developer Emphasises Accountability Beyond Handover
Tatsuya Suzuki, Chief Executive Officer of Kasumigaseki Properties Development, said the shift from investment to development brings greater responsibility for every stage of a project.
“Investing in a building and creating one carry very different responsibilities. As investors, we assessed the work of others. As a developer, every detail is ours to answer for, from the first drawing to handover and every year that follows. We are taking that on in the United Arab Emirates because we believe buyers here are ready to expect it from every developer, and we intend to be the one that delivers it,” Suzuki said.
The company said its development philosophy will remain consistent across different property segments and architectural styles. Individual projects will reflect their locations and intended residents while following the same principles of quality, long-term care and purposeful innovation.
‘Turning Challenge Into Value’ Guides Project Planning
Kasumigaseki Properties Development will also follow its parent group’s philosophy of “Turning challenge into value.” The approach involves identifying gaps in a market and applying capital, design and operational expertise to address them.
Depending on the project, this could involve more efficient use of space, durable construction, stronger community planning or greater continuity between project delivery and long-term ownership.
After-sales support and continued accountability to residents are also central to the company’s approach, extending its commitment to peace of mind beyond the handover of a property.
Kasumigaseki Properties Development said further details of its first development project in the UAE will be announced soon.
