In Dubai rental properties, who is legally responsible for maintenance — the tenant or the landlord?

Under Dubai’s Rent Law, the landlord is generally responsible for maintaining and repairing the property, including fixing breakdowns or defects that affect the tenant’s full use of the home, especially when the issue is beyond the tenant’s control; tenants, however, are expected to take reasonable care of the property and handle minor, customary upkeep such as small fixes if agreed in the contract, while any major repairs or alterations require the landlord’s approval — meaning responsibility ultimately depends on the law first, and then on what is clearly stated in the tenancy agreement.
